Description

It is an enchanting farmhouse in the hills, dating back to the fourteenth century, full of history and tradition. Centuries have seen it evolve from a humble farmhouse to a hunting lodge for a noble family of Florence, and then again in a Convent of Nuns, up to the current configuration. In 2011 works of renovation started, and the farmhouse now maintains the original characteristic elements.

The technical and structural innovations make it possible to best harmonize its past with the comforts and conveniences of contemporary technologies.
Today the owner runs the farmhouse in a rather multifunctional way: it’s his private home, but it is also a Bed & Breakfast for extensive periods of the year, with a restaurant open to the public for a few days of the week and reserved for private events.

Interiors.

The internal surface is 434 square meters spread over three levels.

Ground floor:

  • an independent apartment of about 28 square meters, consisting of:

-a double room,
-a bathroom ,
-a kitchen,
-a small terrace with its access to the outside.

  • a restaurant area consisting of:

-Fully equipped kitchen of the suitable size to serve up to 30 people.
-Bar area with pizza oven.
-dining room
-recreation area with fireplace and solid chestnut bookcase.
-Toilet.

On the first floor:

  • One suite of 35 sqm (a real mini-apartment)
  • Five double bedrooms each with shower and toilet;
  • Two service bathrooms.

At the level of the terraced garden:

  • wellness area, which includes:

-relax area,
-fitness area,
-sauna,
-panoramic hydro-massage tub.

The refurbishment of the interiors shows high-quality materials: sandblasted porcelain stoneware floors in a wood-like style, solid chestnut fire doors, pipes, and high-level thermo-sanitary systems.

Outdoor.

Its position in the hills, 470 meters above sea level, allows an incomparable view of the Valdarno valley, dotted with small villages set in a typically Tuscan countryside adorned with cypresses and vast plots of vineyards and olive trees.
The property’s exposure to the south and the protection to the north of the mountainous relief of Pratomagno make the climate of the place dry and mild in winter and cool in summer, constantly caressed by a soft breeze.
The property includes 1740 square meters of the courtyard and surrounding land on several levels, connected by comfortable stone stairs that welcome a lovely garden and a vegetable garden. There are fruit trees and fine trees on the south side with a lovely bio-pool with natural water, equipped with a natural Phyto-purification system, without chemicals or chlorine. It’s possible to convert the system into a
chlorine or polyphosphates system. This whole area is set in a solarium, sheltered from the wind.
There is also a small bowling green located in a secluded space in the garden.

The property has two car parking areas: on the upper level for 4-5 cars, on the lower level, it has an access ramp where it is possible to park another three cars.

Technical equipment.
The entire property is eco-sustainable and suitable for modern energy and water harvesting systems:

Photovoltaic panels for the use of 7 kW / h and resale the difference in energy produced to the GSE interchange system.
Solar thermal panels for an average production of 500 liters of hot water.
Rainwater recovery tanks for a total of 60 cubic meters with a system connected to the toilet and garden irrigation.

The external parts of the buildings have undergone a complete renovation to optimize the functional and aesthetic performance of the buildings:

Restructuring of the roof, creating a so-called “ventilated roof” structure for effective hot/cold insulation.
Re-waterproofing in resin of the stone/brick and similar-stone Tuscan stone facades and recovery of the original stones to finish the splendid terrace overlooking the valley.
The Re-pavement of the terrace with a natural conveyance of rainwater towards a single collection grid, such that even in the event of thunderstorms and storms, the deck returns dry in a short time.

Why buying this property.

There are many reasons for investing in this property. First of all, it is in tune with the current demand for properties outside the cities, in safe locations, and with large and multifunctional spaces. This farmhouse has just that: an excellent geographical location near Florence, a hillside location with a favorable climate all year round, and proximity to villages and towns that guarantee optimal logistics.

For those looking for a healthier standard of living, retiring, or relocating in Tuscany in total privacy, this farmhouse can be the ideal situation. Here you can also continue, if you wish, the management of a small accommodation business with several rooms suitable for a limited number of guests, or the organization of a lovely “educational farm” with “light” and not too stressful management.
The rest will be done by the surrounding lands, with their precious vineyards and olive groves, the sunsets and fairytale night landscapes, the silence and stillness of the surrounding nature.

Here you can breathe the density of the centuries-old history of the places: originally, this area was a peasant cottage, on whose square they used to beat the wheat and in whose large oven they used to bake bread for families of the whole area. Later, it became the hunting lodge of a noble family from Florence. Then again, it became a convent of the Sisters of Nevers  with a chapel still visible today in one of the contemporary rooms of the farmhouse.
Add to all this a touch of “magic and mystery” given by the singular phenomenon of the almond tree that blooms in January, when sometimes, only for a few days, the snow  covers the surrounding nature. The event can come from the particular microclimate that develops in this corner of the hill where the farmhouse is or, if you prefer, from the mystical and spiritual aura that permeates the place.
This farmhouse looks like an ideal place, a point of arrival for those who want to stop and live permanently here.
